This may take some manipulation on your part but make him feel like it's his decision to sign it. That way when he breaks hit agreement he wont be as argumentative about it. So spell it out exactly as you wish with specific consequences for negative actions and specific rewards for positive actions and then talk it over with him, maybe there will be some room for compromise before the final copy is made up and signed.
